We believe the traditional approach to investing in real estate becomes more lopsided against the investors favor with each passing year. Xenia Group aims to change that with a “Less professional and more personal” approach to investing in real estate.

Rather than throw your money to a firm, receive some gains alongside a monthly, quarterly and yearly report, we take a more personal approach. You are not an investor or shareholder.. We form partnerships and you are a partner.

The Investment Process

Intake – We begin on a phone call or video conference to get to know each otherand discuss your goals, desires and budget. 

Sourcing – Once your investment strategy has been established, we begin sourcing deals. Deals that fit your criteria are sent in a group chat.

Underwriting – Once an opportunity has been agreed on, we run numerous reports including financial, neighborhood, market rents, appreciation and origins.

Partnership Formed – Once we go under contract and EMD is submitted, a partnership agreement is signed, a shared bank account is opened and all forms of file sharing opens. Both parties fund their account and the partnership begins

Closing – Investment is now open and growing.
